This is a brief overview of the home selling proccess.

I will go over my marketing strategy for your home in detail and explain to you exactly what services I will provide as your listing agent. I will also explain the agency relationship, confidentiality, and my fiduciary duty to you.
If we decide now is the right time to list your home we will sign some papers and get the ball rolling. If you will also be buying we can talk about the decision to sell first or buy first. You can find detailed information for buyers here.
step 2: pricing and preparing your property
First I will do a Comparative Market Analysis of your property to ascertain its market value range. We will then review the current market conditions and determine the best pricing strategy.
There are times that home staging is beneficial and I will go over the merits and cost with you. Whether you decide to stage your home or not we will also discuss how to prepare your home for showings.
step 3: I will market your home
I will list your property on the Multiple Listing Service where it will be exposed to over 14000 local Realtors. The listing will also be showcased on this website which all of my advertising drives potential buyer traffic towards. Each of my listings is circulated to over 90 Realtors in my office who are actively trying to place buyers into a new home. I will also place your property on Realtor.ca where it will be exposed to buyers around the world. 35% of people find their new home online and another 35% find it through a Realtor, we are already 70% there!
Once your property is listed I will send out "Just Listed" cards to your neighbours as its been shown that buyers choose a neighbourhood first and their new home second. Your neighbours are another key part of our marketing strategy as they presumably like where they live and want their friends to move close by.
I will have your property Professionally photographed and place a slide show or video tour online for potential buyers to view. Each property I list gets my distinctive For Sale sign including my phone number and a QR code to direct traffic to the listing online. I will also prepare a stylish custom feature sheet for your property outlining all the special features and details that set it apart.
All marketing costs are paid for upfront by me, including all strata documents if applicable. There is zero risk to you; I only get paid if your property sells!
step 4: preparing for completion
The tasks listed below are for you to complete:
- retain a lawyer or notary and inform me who you chose
- hire a moving company
- inform your management company of your moving date and reserve an elevator
- contact the post office regarding your change of address
- alert all utility and service companies (tel, cable, hydro, gas, etc.)
step 5: completion
You will need to attend your lawyer or notary's office about one week before the completion date. Here you will review the statement of adjustments and ratify the title transfer documents.
step 6: transfer possessionI will track the property transfer process until the title is registered in the buyers name and a registration number is received. You will be busy moving out of your property so I will get the keys to the buyers on possession date.
